Dear Mr Thomas Reid,

I am writing to report the following problems at Flat 2, 51 Hyde Park Road, Leeds LS6 1AH, which have existed since 26 October 2026:

  • The boiler has stopped working and there is no heating or hot water.
  • There is damp and black mould on the bedroom ceiling.

Under section 11 of the Landlord and Tenant Act 1985 you are responsible for these repairs, and the home must be fit for human habitation. As this is urgent, please arrange the repair as soon as possible and in any case within 7 days. Please let me know when contractors will visit; I will give access at reasonable times.

If the repairs are not carried out, I will contact the council's private housing team.
