Landlords must carry out repairs to the structure and the interior so that the home stays in the condition it was in at the start of the tenancy, apart from normal wear and tear, and must meet the minimum standards for rented housing. Report problems in writing. If nothing happens, you can contact your local authority or open a dispute with the RTB.

Request for repairs – Apartment 3, 8 Dominick Street, Galway H91 T2C8
Dear Mr Declan O'Brien,
I am writing to report the following problems at Apartment 3, 8 Dominick Street, Galway H91 T2C8, which have existed since 26 October 2026:
- The boiler is not working and there is no heating or hot water.
- There is damp and mould on the bedroom wall.
Under section 12(1)(b) of the Residential Tenancies Act 2004 you are responsible for these repairs, and the property must meet the minimum standards for rented housing. As this is urgent, please arrange the repair as soon as possible and in any case within 7 days. Please let me know when a tradesperson will call; I will give access at reasonable times.
If the repairs are not carried out, I will contact the local authority and may refer the matter to the Residential Tenancies Board.
Yours sincerely,
Aoife Byrne
