Ask for your tenancy deposit back – free template (UK)

In England and Wales a landlord must protect your deposit in a government-approved scheme (DPS, mydeposits or TDS) and give you the details. After you move out, ask for it back in writing. If you disagree about deductions, the scheme offers a free dispute service. Deductions are only allowed for things like unpaid rent or damage beyond fair wear and tear.

Legal basis: Housing Act 2004, ss. 212–215; Tenant Fees Act 2019; Renting Homes (Wales) Act 2016 · Legal position: October 2026

Return of tenancy deposit – Flat 2, 51 Hyde Park Road, Leeds LS6 1AH

Dear Mr Thomas Reid,

My tenancy of Flat 2, 51 Hyde Park Road, Leeds LS6 1AH ended on 24 October 2026, when I returned the keys. I left the property clean and in good condition, allowing for fair wear and tear.

Please return my deposit of £950.00 in full, which is protected with the Deposit Protection Service (DPS). If you intend to make any deductions, please send me an itemised list with evidence within 10 days.

If we cannot agree, I will use the free dispute resolution service of the deposit scheme.

Yours sincerely,

Priya Sharma
